How we supported our clients Koops & Co to build a stand-out property brand on the Isle of Man without relying on big ad spend
When Koops & Co launched, they weren’t just opening another estate agency.
Kat and David had a very clear idea of what they didn’t want to be. They didn’t want to blend in, they didn’t want overly polished sales talk or a brand that felt distant, and they definitely didn’t want to shout louder than everyone else just to be noticed. Their aim was simple (but bold): to do property differently.
As a brand-new estate agency on the Isle of Man, that meant starting from zero. No social media following, no existing website traffic, no brand recognition. Just a clear vision, strong values, and a desire to build something meaningful from the ground up.
We were excited to get started.

From day one, it was clear this wasn’t about “quick wins” or flashy campaigns. Koops & Co needed a strong foundation, something that would support the business not just at launch, but long after.
Working closely with Kat and David (alongside Afundi, who developed the brand and website, and Glenn Whorral, who created a brilliant launch video), our focus was on building a credible, human online presence that reflected who they really are.
Instead of jumping straight into social media posting for the sake of it, we took the time to shape how the brand would show up online. What would people feel when they came across Koops & Co for the first time? What would make them stop scrolling? And most importantly, what would make them trust a brand they’d never heard of before enough to get in touch?
The answer wasn’t aggressive selling. It was storytelling, consistency and authenticity.

From launch, Koops & Co’s marketing focused on people, values and community, not just property listings.
Yes, homes were showcased beautifully. But alongside that, we shared:

Social media management became less about “posting content” and more about building familiarity. Over time, people began to recognise the brand, engage with it, and actively seek it out.

What happened next
In just a few months, Koops & Co went from being completely unknown to having a strong and growing online presence across Facebook, Instagram and LinkedIn.
People started recognising the name, engaging with the content and talking about the brand.
From a standing start, Koops & Co built a combined audience of over 2,000 followers across Facebook, Instagram and LinkedIn in less than three months.
But more importantly, that audience wasn’t passive.
There were nearly 5,000 engagements (likes, comments, shares and clicks) showing that people weren’t just seeing the content, they were interacting with it and building a connection with the brand.
And the reach? Over 730,000 content views, driven largely through organic and low-budget activity.
For a brand-new business on the Isle of Man, that level of visibility isn’t just a nice metric, it’s real momentum that translates into conversations, enquiries and opportunities.
Turning attention into action
One of the strongest indicators of success came through the website. Traffic to the brand-new Koops & Co website has been driven primarily by:
Direct traffic (50%) – people typing the web address or returning directly, a strong indicator of brand awareness
Organic search (27%) – driven by SEO-optimised website pages and blogs
Organic social (22%) – showing that content was actively encouraging people to take the next step
This tells a powerful story: People are discovering the brand, remembering it, and actively choosing to visit the website.
All achieved without a heavy advertising spend just consistent, well-planned marketing.
